Sourced, confidence-tagged neighbourhood data for Indian home buyers. Launch
cities: Bengaluru and Gurugram.
The planning context lives in docs/ and is decided, not up for re-derivation:README 전문 보기 ↗Most property apps are trying to sell you the house. Nestra isn't. It pulls together public information about an area — air quality, schools, flood risk, connectivity, safety signals — so a buyer or renter can judge a neighbourhood for themselves. The product's single differentiating principle: it shows its work. No invented "trust scores" presented as fact; every figure on a locality report names its source, its date, and its confidence, and a card that has no reliable data says so instead of filling the gap with a guess.
It ships as a native Android app (Expo / React Native) and a production web app (Next.js), backed by a FastAPI service and a set of Python data-ingestion agents, all in one TypeScript + Python monorepo.
Screens from the live web app; the Android app shares the same reports, data and design system.

A locality report is assembled by the orchestrator, which scores each category only where the data supports it, reconciles disagreements between sources instead of averaging them away, and attaches a confidence level and source/date to every figure before the API serves it to both clients.
LLMs are used only where the task is genuinely a judgement about language — and deliberately nowhere arithmetic will do. Air quality, school access, flood depth and amenity distances are computed deterministically from structured feeds and rasters; two subsystems use an LLM because their input is free text. That restraint is a design decision, not a limitation.
agents/news_monitor/classify.pyDecides whether a news mention is a locality-specific incident ("chain snatching in Koramangala") or city-wide / unrelated noise ("Karnataka announces a policing budget") — the judgement that stops the safety and water signals from being driven by keyword noise.
Provider-agnostic behind one OpenAI-compatible interface: Groq (default), Cerebras, OpenRouter, ScaleMax, or self-hosted Ollama; an Anthropic path also exists.
Model chosen by measurement, not reputation — benchmarked against a labelled set of real headlines:
| Model | Accuracy | Latency |
|---|---|---|
qwen/qwen3.8-27b (default) | 7 / 7 | 0.36 s/call |
openai/gpt-oss-120b | 6 / 7 | 0.94 s/call |
openai/gpt-oss-20b | 5 / 7 | 0.72 s/call |
Structured output parsed, not scraped; a strict, free HeuristicClassifier is the fallback floor — where it can't justify a call, the mention stays unclassified rather than miscounted.
Token-budget rate limiting — Groq's free tier meters ~8,000 tokens/min and one classification ≈ 524 tokens, so a shared minimum-interval serialises concurrent workers to ~14 calls/min instead of collecting 429s.
Auditability — every verdict records provider:model (e.g. groq:qwen/qwen3.8-27b) so a mixed run stays traceable.
agents/orchestrator/qa.pyAnswers a buyer's free-text question about one locality, strictly from stored data.
validate step drops any citation id the model invented; an answer that cites nothing survivable is demoted to a refusal — a fabricated citation can never reach a reader.answerable is a schema field and the system prompt makes "we don't know" the correct answer (most localities have data for 2 of 5 categories) rather than letting the model reach for an adjacent fact.[4] typed into it are neutralised at a single chokepoint, so no one can smuggle a fake source line into the prompt.| Where | Default model | Provider | Why |
|---|---|---|---|
| News classifier | qwen/qwen3.8-27b | Groq (OpenAI-compatible) | Best accuracy/latency on a labelled benchmark |
| Q&A | Anthropic / Groq model | Anthropic · Groq | Grounded answering with citation validation |
| Heuristic fallback | rules only | local | Zero-cost honest floor when no key/credit |
| Self-host option | qwen2.5:7b | Ollama | No key, no rate limit, no bill |
The engineering judgment is mine: the system architecture, the data-honesty model, the defence-in-depth approach to the Q&A agent (verify the output against the known sources rather than trusting the prompt), the measure-don't-guess method for model selection, and the operational constraints (rate limiting, provider fallback, audit trail) were all my design decisions. I used an AI coding assistant (Claude Code) to accelerate the implementation under my direction, reviewing every change through pull requests before merge. The payoff is a codebase where every data decision is documented and checkable in the source — the same standard the product holds its data to.
